Rental Requirements

Rental Requirements
 

  1. ALL APPLICANTS MUST BE 21 years of age or older, other than dependents of the applicant.  We do not accept co-signers.  No sub-leasing any apartment.  No Airbnb.
  2. We will do a background check, credit check, employment verification and rental verification.
  3. We will verify your source of income – income must double the amount of rent for the requested apartment home of your choosing. Acceptable forms of income are: job salary, SSI, disability.  We DO NOT accept cash jobs, section 8, child support, alimony, student loans and financial aid support as forms of income.  You must be on your current job 6 consecutive months or longer.  Temp agency may require an added deposit.
  4. Following the HUD Occupancy Standards of two (2) persons per bedroom, the maximum number of occupants in a one bedroom shall be two (2) people; the maximum number of occupants in a two (2) bedroom apartment shall be four (4) people.
  5. All occupants over the age of 18 must have a background check. Additional fees will apply.
  6. The background check must come back free of any felonies and/or any drug misdemeanors within the past 10 years, with manager’s discretion. (You will be required to sign "Crime Free" & "Drug Free" Addendum's if you choose to lease with us.  Ones violating these are grounds up to immediate eviction.)
  7. All occupants and lease holders must be listed on the application.
  8. False information on the application is automatically declined. Any false statement will result in immediate cancellation of this application and ensuing lease. 
  9. We do not take into consideration medical bills or student loans. Bankruptcy, foreclosure, repossession, low credit or no credit, etc…may require an additional deposit up to rejection of application. (With manager’s discretion.)
  10. We do not accept any evictions still owing the management company / property owner. 

All approvals/rejections are up to the manager’s discretion.


When application is completed on-line, we will be in need of the following from each applicant:

  1. Driver’s License (government issued ID),

  2. Social Security Card

  3. Current Proof of Income (2 current check stubs will suffice)


  1. The process can take 1-5 days, depending on how long it takes to get rental verification's, etc.

  2. If the application is approved, we will take a $100.00 holding deposit to hold your apartment home until apartment is completed.  This $100.00 holding deposit is due within 48 hours of approval and to be paid by money order or cashier’s check only.  I further understand that the location of the apartment could vary.

  3. The holding deposit is not refundable, if you choose to not enter into a lease agreement with us within 48 hours of paying the $100.00 holding fee, it will not be returned. However, when you do sign your lease, it will be credited to your security deposit. The application fee is not refunded if the application is denied.
