Animal Policy
Below is a copy of Richardson Properties, Inc., Animal Agreement for having an animal live and/or visit your apartment.
Applicant/Resident agrees to:
1) pay immediately for any damage, loss, or expense caused by the animal, and, in addition, the Resident will add $400.00 to the Resident's Animal/Pet Fee.
2) pay a monthly animal/pet fee of $25.00 per month, per animal. Maximum of two (2) animals. NO VISITING ANIMALS!
3) that certain breeds of dogs are not acceptable and must be approved by the office and/or doctor first. These breeds are Boxers, Dobermans, Rottweiler's, Pit Bulls, Stafford Shire Terrier, German Shepard, or any mix or type of these breeds. No animals over 20 lbs.
4) secure their animal(s) when maintenance service is requested. Maintenance and/or Management will not enter an apartment if the animal is not secured.
5) Do not leave animals outside your apartment unless they are on a leash. NO EXCEPTIONS! Animals may NOT be left on balconies or patios at any time. Do not leave food or water for the pet/animal, or any other animal, outside the dwelling. Do not fee outdoor stray animals, such as birds, squirrels, rabbits, or any other stray animals.
6) be charged $25.00+ for animal waste removal if you are found leaving animal/pet waste on the grounds. The waste may be disposed of in the trash containers. Please put it in a bag and seal it first.
7) take your pet/animal, on a leash, to use the bathroom in one of the many fields around Richardson Properties, Inc. NOT in, or around, the playground area.
8) keep the animal under control at ALL times.
9) keep the animal(s) from causing any annoyance or discomfort to others and will remedy immediately any complaints made through the Management.
10) not leave the pet/animal unattended for any unreasonable periods.
11) get rid of the animal's offspring within eight (8) weeks of birth.
12) supply Richardson Properties, Inc. with a Valid Doctors note to keep for our records if the animal is used for medical reasons. See KRS 383.085 for Service Animals. Service animals will be check and must be registered with PetScreening. Those who falsify this information will be turned over to the authorities and are subject to fines of $1,000+.
If we find you have an animal in your apartment and you have failed to contact and notify the office, all fines will be due before we accept rent and/or up-to eviction. Breaking these policies may result in the termination of your lease. If you are found to have an unregistered animal, your lease may be terminated, at which time you will be responsible for all penalties and charges of early termination.

PooPrints Agreement
Resident agrees to:
We pride ourselves on being an “Animal Friendly” community. However, un-scooped dog waste has become a real concern for your community. Not only is it unsightly, but more importantly, it can be unsafe for other animals, children, humans, and the environment. We try to manage this problem as best we can; however, dog waste continues to be a problem as some residents do not use the provided pet stations and leave their animal waste for others to deal with.

We wish to provide a more attractive and healthy living environment for our residents, therefore, we are starting a program known as PooPrints. This program has proven to be extremely accurate and most effective in reducing and even eliminating un-scooped dog/animal waste from communities around the area and we feel it will significantly help your community.

In order for this program to work, we will need a cheek swab DNA sample from your dog(s)/animal(s) on or before your move-in date or within 14 days from adopting a dog. This is to be done at River Breeze office, located at 6807 West Pages Ln. Monday thru Friday, 10 am- 4 pm.

TO PREPARE FOR YOUR ANIMAL'S/DOG’S APPOINTMENT:
1. Please keep food and water away from your outdoor animal/dog for at least one hour prior to coming to the office.
2. If you have multiple pets/animals, they must be separated for more than one hour before testing to avoid cross-contamination of the DNA.
3. The process is then very simple. Bring your dog/animal to the office where you will swab your animal's/pet’s cheek with the provided kit. We will submit the DNA sample at which time a Registry will be created at BioPet Vet Lab.
4. Once the registry is complete, the DNA of any un-scooped waste found on the property will be matched to the registry of animals/dogs. The matching animal's/pet’s owner will be fined $150.00 for the first occurrence and $175.00 for each additional occurrence. As a last resort, if the fine is not paid, the rental agreement will be subject to termination. If you fail to register your animal/pet, you will be fined $200.00 and risk termination of your rental agreement, as well.
5. The cost of DNA testing is $40.00 per animal/dog. If it is needed we can allow you to make payments if needed.
6. If you ever move to another apartment community that has this same program the DNA will transfer to the new community as well.

We truly love all the animals at Richardson Properties, and this program will enable us to continue to allow animals while keeping your community grounds clean, sanitary, and even more animal/pet-friendly.

Breaking these policies may result in the termination of your lease. If you are found to have an unregistered animal/pet, your lease may be terminated, at which time you will be responsible for all penalties and charges of early termination.
